Our Gold Package – Fully Managed Property Service is a comprehensive package designed to let and manage your property with minimal effort from you. Sit back, relax and let Homemaker Properties take the stress out of letting your property.

Our Fully Managed Property Service includes:

Preparation
We will visit your property and carry out a full property appraisal. This will give you an idea on how much rent you could expect to receive and the type of tenancy suitable for your particular property. We can also offer advice on whether anything can be done to increase your rental income for the property. We will provide you with a written Landlord Agreement detailing our terms and the charges involved.

Legislation
We will explain your rights and responsibilities as a Landlord prior to and during a tenancy and recommend any repairs and maintenance, in relation to current Health and Safety Law, that need to be addressed to put the property into a fit state for letting. We will work with you to ensure that the relevant checks and documentation is in place in terms of Energy Performance, Gas Safety, Electrical Certification and HMO licencing. Going forward we can ensure that the relevant certificates are kept up-to-date.

Advertising
We will advertise your property on market leading websites & portals, such as Rightmove, Zoopla and Prime Location, this is in addition to our own Homemaker Properties website. In the case of Multi-Let and HMO properties, we will also advertise rooms on Spareroom and Easy Room Mate.

At no additional cost, we will provide you with the option of placing a “TO LET” board outside your property and promote your property in our prime located shop front. We will also e-mail suitable prospective tenant on our contact list with details of your property.

Viewings
Each member of our trained (MLAS) Lettings team is committed to getting to know each and every property in order to market it to its full potential. We will accompany anyone wishing to view the property under no circumstances will unaccompanied viewings take place. Where required, feedback from the viewings will be reported back to the landlord.

Tenant Documentation and Checks
Prior to signing the Assured Shorthold Tenancy agreement we will ensure that all of the necessary tenant referencing, credit and immigration checks have been carried out.

We will complete an Assured Shorthold Tenancy Agreement (minimum six month term) taking one months advance rental and a security deposit, equivalent to one and a half months rent. The National Landlords Association provides the Assured Shorthold Tenancy agreement that we use.

Inventory
We will prepare both a written and photographic Inventory for the tenants to sign upon taking up occupancy. An inventory is a full description of a property from top to bottom stating all fixtures and fittings, such as radiators, lights, furniture, decoration and flooring, etc. It should also record condition and cleanliness.

It is essential to have an inventory and becomes a useful tool at the end of a tenancy as proof of the condition the property was originally let in. It will almost certainly aid in a smooth transition from the previous tenancy to the new one.

Deposit Protection
Since 6 April 2007, legally any deposit that is taken from a tenant has to be secured in a Government Approved Scheme. As part of the Gold Package we will secure the tenants deposit on a Landlords behalf under the MyDeposits Scheme.

The deposit will be used at the end of the tenancy to counter-act failure to pay rent or bills and also any damage to the furniture or the property. We recommend taking a deposit equivalent to one and a half months’rent.

Rent Collection – Income & Expenditure Statements
Homemaker Properties will collect rent and pass it on to you every month by Bank transfer or as otherwise agreed again less commission, any repair costs and VAT showing on a statement of account. We will keep an eye on the rent payment record and take reasonable steps to prompt payment of any money outstanding.

We will issue notices in writing if rental arrears occur or a tenant breaks the terms of their tenancy agreement. If rental arrears remain outstanding or the tenant has not rectified their obligations under the lease, we will issue a Section 21 Termination Notice seeking Possession of Property.

On-going Maintenance
Our in-house Maintenance Co-ordinator will consult with you and arrange to have routine maintenance work carried out on the property, up to a limit as agreed with you. Any work carried out on your behalf will be at cost effective rates by qualified contractors.

We will respond promptly to any of the tenant’s concerns whilst in occupation of the property and liaise between Landlord and Tenant where required.

Periodic Tenancy Visits
A member of our trained team will visit the property three times annually to carry our periodic check. All findings will be reported back to the Landlord, where required.

Periodic Tenancy visits aim to increase face to face contact with the tenant(s) to ensure they are receiving all the support, advice and assistance they need. Ultimately, checking that the tenant is happy and wish to stay for longer at the property.

Periodic visits also help you, as the Landlord, to make sure the tenants are complying with the terms of their tenancy agreement, and ensure the property is being looked after.

End of Tenancy and Re-Letting.
When a tenant gives notice that they wish to end their tenancy, we will ensure that we act promptly to commence marketing of the property in order to minimize void periods. Where required a new market appraisal will be given.

A stringent check-out procedure will be undertaken at the end of every tenancy, and subject to an initial inventory being carried out we will check the condition in accordance with the check-in document.

Regular Communication
As standard we will regularly communicate and feedback following viewings and periodic visits, to each Landlord to the level they individually require.
