Homemaker Properties’ Anthony McMullan sourced this large mid-terrace property that was a poor flat conversion without planning permission. The condition was extremely poor and did not meet with building regulations. It was in need of a great deal of modernisation. On the plus side, the location of the property was in the sought after area of central Earlsdon, a suburb of Coventry.

The correct planning permission needed to be obtained for this flat conversion and an extensive refurbishment was required to modernise and meet with building regulations. 

The project had many challenges, as was to be expected on a property of this age, size and condition. Clearance work was undertaken initial while architect plans were drawn up and the lengthy process of seeking planning permission was underway. The process was delayed due to the first pandemic lockdown.

Once planning permission has been given work commenced on the flat conversion. Again the main challenge was COVID-19 which saw building materials become scarce and prices increase. 

The end result of this flat conversion is three one-bedroom flats and a studio flat all renovated to a high standard providing our investor client with the option to rent out or sell on. The investor for this project decided to sell on the flats under one title. As of December 2021 the property is currently under offer to another buy-to-let investor.
