This project on Sir Thomas Whites Road was a residential to HMO conversion. The property was purchased in June 2020 and at this time was a residential family home.

Having been the a well-loved family home, the property was in reasonable condition. However it was in need of modernising and work was required to ensure it met with HMO regulations and standards.

Initially the ground floor of the property consisted of a reception room, a kitchen and one double bedroom with ensuite shower room. On the first floor was a three further double bedrooms and another shower room.

Conversion work commenced in July 2020 to modernise the property and convert it into a fully compliant HMO with five bedrooms. Four of the bedrooms have ensuite shower rooms. The fifth bedroom has exclusive use of the original shower room on the first floor.

The end result looks fantastic and was fully let quickly for between £475PCM and £525PCM, which were optimum rents for that time of year. The return on investment for our client on this project of 20.5%. Download the full case study below to view the full figures for this project.
