Landlord Database Rollout Begins in December: What Landlords Need to Know
The Government has now confirmed further details about the introduction of the new landlord database under the Renters’ Rights Act.
The new database, officially referred to as the Private Rented Sector Database, will be compulsory for private landlords in England.
The rollout will begin in December 2026, starting in the West Midlands on 15th December.
How much will the landlord database cost?
The Government has confirmed that landlords will pay £65 per property, per year to register.
Each applicable rental property will need to be registered individually.
When will landlords need to register?
The landlord database is being introduced through a regional rollout over a 12-month period.
The West Midlands rollout begins on 15th December 2026, with landlords given a three-month window to comply once registration opens in their area.
The Government has confirmed that all landlords required to register must have done so by 14th November 2027.
Do I need to register my rental property?
The new landlord database will apply to landlords of homes occupied under assured or regulated tenancies.
This includes existing tenancies, as well as applicable new tenancies created during the rollout period.
At this stage, empty properties being marketed to let will not need to be registered before advertising. However, this is expected to change in the future, when landlords will need to provide a registration number before a property can be advertised.
What information will landlords need to provide?
While the Government is continuing to confirm the full details of the registration process, information expected to be required includes:
- The property address
- Ownership details
- The type of property
- Whether the property requires a licence
- Occupancy information, including whether it is an HMO
- Rent details, including whether bills are included
- Relevant property safety certificates, such as the Gas Safety Certificate, EPC and electrical safety documentation
What happens if a landlord does not register?
Registration will be compulsory for landlords who are required to join the database.
Landlords who fail to comply could face civil penalties of up to £7,000, rising to £40,000 for multiple or continued breaches.
